As an appraiser, I get to see homes in various styles, ages, locations and conditions. Without exception, I look at properties as an independent fee appraiser. Keeping clients can be a difficult business decision. Some lenders, real estate sales people and a few home owners can be difficult to work with. Recent changes in appraisal regulations have clarified the appraiser's role and conduct. The Uniform Standards of Appraisal Practice (USPAP) is the standard of practices for the profession.
